Bookings and payments
Yes. Select dates and number of guests, see the quote, enter your details and complete with card payment. Once confirmed, you receive an email with all booking details.
Cards via Stripe with immediate charge. The rate is non-refundable.
Yes. Enter the details of the guest who will stay; documents will be verified at check-in.
Yes, we always issue electronic invoices. Send tax code/VAT number (and PEC/SDI if company) at checkout or via email.
Tourist tax is not applied in Terlizzi. Any extras (e.g. additional cleaning) are indicated before payment.
100% non-refundable: cancellations, modifications or no-shows result in full stay charge. Any date changes, if accepted, are treated as new bookings.

Check-in from 15:00; check-out by 10:00.
No problem: after booking we will contact you (WhatsApp/email) to organize your arrival and give you personalized instructions.
After confirmation we write to you on WhatsApp for operational details; we are available for needs.
Rooms & services
Free and fast Wi-Fi, air conditioning/heating, courtesy set, Smart TV with Netflix/Amazon already logged in; coffee machine and kettle with complimentary coffee pods and tea.
Housekeeping is included free of charge every 3 nights of your stay, with a change of towels and bed linen. If you'd like extra cleaning outside this schedule, you can request it for €10 per session.
Yes, cribs for children 0-3 years on request and subject to availability, €15/night.
An equipped mini-kitchen is available only in the ROSALES accommodation and is freely usable by guests of that unit.
House policies
No indoors; yes only on the balcony.

Access is reserved for registered guests; external visits are not allowed.
Respect quiet hours 22:00-08:00 and 14:00-17:00; parties/visitors not allowed.
Lost keys: penalty €150 (lock/key replacement). Damage beyond normal use is charged to the guest.
Breakfast, location and parking
The rate booked on the website covers the overnight stay only. Breakfast is optional, at €3.50 per person per night: Italian-style breakfast — a pastry of your choice with coffee, espresso or cappuccino — at a partner café a few steps from the property.
Public street parking, unguarded in the surroundings.
Ferrotramviaria train to Terlizzi station; the B&B is about 10 minutes on foot.
Accessibility and safety
The accommodation is on the first floor without elevator.
Fire extinguishers and carbon monoxide detectors in relevant areas.
Documents, invoices and privacy
We require identity documents/passport or license in advance to speed up; they are still verified upon arrival.

If the unforeseen event is attributable to the property, we make a full refund of collected amounts; automatic reprotection is not provided.
